There are places that sell themselves. Not because estate agents say so, but because you only need to walk around them once to understand why people don’t want to leave. Palm-Mar, in the south of Arona, is one such place.

The first thing you notice when you arrive are the palm trees. They line almost every street and avenue in the development, giving it that relaxed, tropical feel that makes any walk feel like a holiday, even if it’s just an ordinary Tuesday on your way to work. And those very same streets will, sooner or later, lead you to the sea. Palm-Mar has a coastal promenade that connects the whole development to the water, and that detail changes everything: you don’t just live near the sea, you live connected to it. You go out for a walk, a run or a coffee, and the Atlantic is always there, setting the pace.

The area has been developing rapidly, but without losing that neighbourhood feel. The new Infinity Shopping Centre has given Palm-Mar something it previously had to look elsewhere for: shops, services, social life – all just a short walk from home. And right on the beachfront, the newly opened square almost immediately became the neighbourhood’s meeting place – one of those spots where you sit down to watch the sunset and end up chatting to the person next to you without even planning to.

When it comes to simple pleasures, there’s no shortage of them here. The beach bar with your feet in the sand, afternoons at Bahía Beach with the sound of the waves in the background, a scoop from what’s said to be the best ice-cream parlour in the south — Chocoleche — to round off any afternoon at the beach, and a pizza at La Taverna del Sole which, quite honestly, rivals the best I’ve tasted on the island. It’s those little details that make a place stop being ‘a well-located area’ and become somewhere you truly belong.

And then there’s the landscape that frames it all. On one side, the Guaza mountain watches over the development like an imposing backdrop. On the other, the Punta Rasca nature reserve protects one of the wildest and least developed stretches of coastline in the south of Tenerife. Palm-Mar lies literally between a mountain and a nature reserve, with the sea directly in front — it’s no exaggeration to say that few places on the island have this exact combination of nature on both sides and a residential area in the middle.

All this explains why construction isn’t going to stop. Luxury flats continue to be built in the area, and second-hand houses are being refurbished and selling quickly… very quickly. This is no coincidence: there are fewer and fewer well-located plots near the sea, and anyone who understands where Palm-Mar is heading knows that waiting comes at a cost. If you find a property in a prime location near the coast, it’s not the sort of opportunity you should let slip by whilst ‘thinking it over calmly’.
That said, taking your time to think it through and deciding quickly aren’t mutually exclusive. My advice to those who fall in love with Palm-Mar as quickly as I did: prepare a simple spreadsheet in advance to compare all the costs of the properties you’re interested in — price, community fees, property tax, conveyancing costs — so that when the right one comes along, you’ve already half-made up your mind and all that’s left is to act.

Because ultimately, buying in a place like this isn’t just about buying square metres. It’s about buying that daily stroll under the palm trees, the ice cream after a day at the beach, the impromptu chat in the square, the mountain on one side and the nature reserve on the other. And that… is the one thing you can’t renovate.
